MAKING A CHIPSET / HELP WITH FIGURING IT OUT

For the life of me i can NOT figure out how to make this into a chipset.. I think that there might be something wrong with the rip, as I keep getting different dimensions for the same square... >.>
as you can see in my setup, with PSCS5, everything is 16x16 grid, so i dont see how it can be off on my part...

What I suggest is lining it up by the bottom of the walls and the wall corners. Those are the places that you're character will be unable to walk and they provide a nice straight line to work off. Then just match everything else up. Easy, especially with a set that uses the 16x16 tiling method. Well, here's what I managed to grab for you.
