I only use overlays in "important maps", and generally ones where most of what will be happening will story scenes. Screen tints on the other hand I use pretty much everywhere.
Anyway, your buildings aren't bad, but they don't have ceilings!
I'm guessing he means that there aren't any roof tiles. I've decided not to use them. The black looks just fine and definitely yells, "You can't walk here!"

The vines behind a tree are discontinuous. You may want to remove the vines or fix them.
